University City Rents Surge as New Academic Year Approaches

As the new academic year approaches, rental demand in Romania's major university cities is intensifying. Bucharest's Sector 5 has experienced the most significant increase in rental costs. Across the country, Cluj-Napoca and Bucharest report the highest average rents.
In Bucharest, the average rent for one to three-room apartments stands at €593, marking a 2% increase from last year. Sector 5 alone saw studio rents surge by 14% to €400. Meanwhile, studio rents in Sectors 1 and 2 rose by 5% to €450 and €390, respectively. Other sectors remained stable.
Two-room apartments in Bucharest reveal varied trends. Sector 2 recorded an 8% rise, the highest annual increase, with rents reaching €650. In contrast, Sector 1 saw a 3% decrease. Rents there now stand at €650. Sector 5's two-room rents dropped by 2% to €590, while Sectors 4 and 6 remained unchanged.
For three-room apartments, Sector 2 experienced a 17% increase, with rents now at €1,000. Sector 1's rents rose by 5% to €1,150, and Sector 5 saw a modest 2% rise to €650. Stable prices in Sectors 3 and 6.
Cluj-Napoca's rental market also saw changes. Studio rents decreased by 5% to €400. Two-room apartments remained stable at €599, while three-room apartments increased by 3% to €749.
In Constanța, studio apartment rents rose by 10% to €350. Two-room apartments stayed at €500. However, three-room rents decreased by 7% to €650.
Brașov, Timișoara, and Iași showed minimal fluctuations. Brașov's studio rents fell by 4% to €350, while two and three-room apartments remained stable. Timișoara saw a 5% increase in two-room rents to €450 and a 2% rise in three-room rents to €500. Iași maintained stable rents across all segments.
Arad, with the lowest average rents, reported a 2% decrease in studio rents to €230 and a 4% drop in two-room rents to €350. Three-room rents increased by 7% to €450.
As Romanians become more active in the rental market, contact rates for apartments have surged by 45%, and rental advertisement views have increased by 32% compared to last year. The average rent across ten major cities for one to three-room apartments is €536. This figure highlights the growing demand as students prepare for the upcoming university year.
